Hi. I'm Carolina.

For 10+ years I've been helping people buy, sell, and — much more often than either of those — figure out whether San Miguel de Allende is really where they want to build their next chapter.

I've been asked the same questions hundreds of times: Is it safe? Do I need a fideicomiso? Which neighborhood is best for retirement? What's the market really like right now? How's the water? And I've watched more brilliant, thoughtful, well-researched people arrive at San Miguel with the wrong assumptions than I can count. Not their fault. The internet is full of well-meaning but outdated advice about buying property in Mexico, and even more full of dreamy lifestyle posts that skip the real logistics.

So this blog is my answer to all of that. A place to slow down and write about what I actually see, day-to-day, in one of Mexico's most talked-about towns.

I'm not going to promise a post a week. Real estate is my main job. But when I write, I'll be trying to answer the question I get asked the most that week or share the story I can't stop thinking about.
